Facilities Manager

St. Gabriel Church has a job opening for a full-time facilities manager.  This position has overall responsibility for the maintenance and upkeep of all campus buildings and grounds .  Responsibilities include supervising our facilities staff, facility budget and cost control, the establishment and implementation of facility-related policies and procedures in keeping with diocesan guidelines, and planning and implementation of preventative and other maintenance where appropriate.  The Facility Manager supervises a staff of six, which include two full time custodial/maintenance workers; one full time after hours building supervisors; one part time assistant building supervisor and two part time receptionists.  This position reports to the pastor.

Principal Responsibilities

  • Conduct a weekly walk-thru of all buildings to assess any maintenance requirements.
  • Plan preventative maintenance for facilities and equipment including scheduling contractors when necessary. Supervise the work of any contracted on-site vendors to ensure work is completed as quoted.Keep historical preventative maintenance records.
  • Make sure preventative maintenance is done on all HVAC systems, electrical systems, lighting and security in a timely and efficient manner.(Excluding computer and other office equipment) Supervise contractors if work is subbed out.
  • Keep records of all-materials used for maintenance jobs.
  • Coordinate all maintenance requests and make sure work is completed properly by maintenance staff and in a timely manner.
  • Supervise contracted landscaping service to assure work done is complete and of excellent quality.
  • Supervise all maintenance requests for rectory.
  • Develop and implement preventative maintenance practices for four buildings and St. Gabriel owned major equipment. Ensure maintenance plans are in place to keep buildings and equipment safe and in good working condition.
  • Respond to campus facility related emergencies with the goal of resolving emergency situations quickly so that campus activities may continue without interruption.
  • Hire and supervise two maintenance staff members in keeping with established diocesan guidelines and also one after hours building supervisor and assistant.
  • Schedule work times for maintenance staff and building supervisor
  • Develop and monitor that portion of the annual budget related to facilities and grounds usage. Ensure that spending is cost-effective and in control.
  • Overall responsibility for campus security. This includes establishing security procedures, supervising security personnel, working with police to ensure effective traffic control, maintenance of campus alarm systems and key control.
  • Vendor management as it relates to buildings and grounds. This includes soliciting bids, analysis of competitive quotes, vendor selection and ongoing vendor management.
  • Overall responsibility for grounds keeping with the goal of providing a clean, well-kept environment for St. Gabriel Church and School.
  • Work closely with Business Manager in establishing yearly budget guidelines for maintenance department.
  • Supervise receptionists in scheduling of facility usage for ministries and church groups.
  • Primary contact in scheduling facilities for outside groups. Arranging for walk through of facilities and payment for use of such facilities.

Qualifications

  • Knowledge of methods, materials and equipment related to the cleaning and maintenance of various surfaces, furniture and equipment common to the facility.
  • Willingness to work a flexible schedule.
  • Knowledge of health, sanitation & environmental standards including the handling and storage of cleaning and maintenance chemicals.
  • Excellent communications skills
